When will construction be completed on the Trellis? |
| |
|
Major construction has been completed. Individual residences will be completed as they are sold. Once a residence is placed under contract it will take approximately 60 – 90 dates for complete finish. |

How can we see a model? |
| |
|
The fully decorated Trellis on the Green model residence and the decorator center are finished and available to preview. Feel free to visit during model hours listed below. Or contact Lerron Little for an appointment (contact information). |

What are the prices of the individual residences? |
| |
|
Prices for the fine-quality individual residences at Trellis on the Green vary by location in the building and are also dependent on view.

How large are the individual residences? |
| |
|
Because Trellis on the Green is a condominium community, the square footage of each unit is determined by the inside measurements and not the traditional outside measurements used in residential home construction.

Are there any smoking restrictions at Trellis on the Green ? |
| |
|
Yes. Trellis on the Green is a smoke-free environment. Section 7.13 of the CCR's reads, " No smoking shall be permitted in any Unit or in or upon any other area of the property." |

Will there be any age restrictions for ownership? |
| |
|
Yes. Section 7.23 of the AMENDED AND RESTATED CCR's states, "It is intended that the Project be a residential housing project for persons fifty-five years of age or older and that the Units be used as residences for such persons." However, only one of the owners needs to be over 55 and only 80% of the total number of residences need to be occupied by those over 55 years of age. |

Will there be a fire prevention system? |
| |
|
Definitely. The entire building, including the garage, has a state-of-the-art, fire-retarding sprinkling system with alarms. |

Where will I park? |
| |
|
There is a secured full underground parking garage with remote controlled entrance and exit. Each residence has two reserved parking spaces. There is also guest parking available in the garage. |

Is there extra storage available? |
| |
|
Yes. There is a private storage room in the parking garage near your parking space for every residence, with ample room for luggage, Christmas decorations, skis, golf clubs, etc. |

Can I customize my residence or will they all be painted and carpeted alike? |
| |
|
This is your home and we invite you to select your décor. While it is impractical and expensive to alter floor plans, yes, you will be able to personalize your residence. There will be an ample allowance for painting, floor coverings, counter tops and appliances. |

Are there restrictions on window coverings? |
| |
|
Yes. To maintain the beauty of the exterior of the building we are requiring all windowing coverings (horizontal and vertical blinds) to be of the same high quality and texture. The Homeowners Association will give final approval to your window covering selections. |

Is Trellis on the Green pet friendly? |
| |
|
Absolutely. However, the CCR’s restrict the size, type, and number of pets allowed. A tremendous convenience for residents with pets is the full-service veterinary hospital, All About Pets, located directly across the street from the Trellis. Please note that all pets must be kept on a leash while outside the owner's residence, and all pet waste must be double bagged before placing in the trash. No pets are allowed in the common area rooms. |

What about trash disposal? |
| |
|
There are two enclosed commercial trash compactors located near each stair well in the underground parking area with enclosed chutes located on each floor. |

What about security? |
| |
|
At Trellis on the Green there is secure underground parking. Each owner is provided remote- controlled garage door access. The front gates have owner-controlled combination gate locks. Common area rooms also have push-button combination locks. |

Will I have a fireplace? |
| |
|
There will be an EPA-approved fireplace in the living room area of every residence. No wood-burning fireplaces are allowed. |

Will the individual residences be sound proof? |
| |
|
No home is 100 percent sound proof. However, the architects and engineers for Trellis on the Green have taken extra care to insure all of the residences are as quiet as is practical. Walls, ceilings, floors, and plumbing are designed and constructed to exceed sound standards for a building of this quality. |

Will my residence be energy efficient? |
| |
|
You will be very pleased with how energy efficient your residence is. All exterior walls are 2” x 6” construction. All windows are of high-quality energy efficiency. Because so little of your residence actually has outside wall exposure to the elements, there is an overall very high-energy efficiency to your total square footage.
All residences are individually heated and air condtioned. The furnace has a rating of 90+ and the air conditioner is a 13 SEER. |

Are there CCR’s? |
| |
|
Yes. All developments of this type have CCR’s, or “Covenants, Conditions and Restrictions.” Their purpose is to provide for the preservation of the values of the residential units and common areas within the development, as well as for the maintenance of the private driveways, sidewalks, parking, amenities, open spaces, landscaping, trees, and all other common areas.

Will there be a “Homeowners Association Fee”? |
| |
|
Yes. The fee is $239 per month plus 2¢ per square foot for hazard insurance.
